The two numbers investors should plan around
Median time from a probate petition being filed to the executor receiving authority to sell — measured across 4,860 completed LA cases. A “new filing” cannot legally transact for roughly three months; a lead list that does not tell you which is which is a list of people you cannot buy from yet.
Share of estates currently able to sell where the Probate Referee has not yet filed the Inventory & Appraisal. Until that document lands, the heirs have no court-appraised number anchoring their price expectations.
Method, honestly
Counts come from the LA Superior Court probate calendar and case dockets, which we read in full. Coverage is strongest at Stanley Mosk, the county’s main probate courthouse; treat county-wide totals as a floor, not a ceiling. No names, addresses, or case numbers appear in this report by design.
